FERGUS – A proposed residential development could bring approximately 700 new homes to the north end of Fergus.
The Township of Centre Wellington has received a complete application from RBS & EJS Fergus G.P. Inc. (Sorbara) for an Official Plan Amendment affecting lands at 6490 First Line and 8076 Wellington Road 19 in West Garafraxa.
The request would redesignate the property to allow for a new residential subdivision within the Fergus Urban Boundary.
The proposal includes 420 single-detached homes and 280 townhouses on the approximately 39-hectare site. Plans also feature a neighbourhood park, a stormwater management pond and a new internal road network, with one access point to Wellington Road 19 and two to First Line.
According to the planning documents, the site is currently designated as Prime Agriculture and Core Greenlands. The requested amendment would change those designations to permit urban residential development. The developer says the project would create a compact neighbourhood while expanding housing options in the community.
A Transportation Impact Study submitted with the application concludes the surrounding road network is expected to accommodate traffic generated by the development. The report recommends improvements, including new turning lanes at proposed access points, with full build-out anticipated by 2036.
Planning documents note the final number and mix of housing units could change as the project moves through the approval process.
