CENTRE WELLINGTON – Originally set to build a six-storey retirement residence in Fergus, an application has been amended to accommodate a five-storey building.
Located at the corner of St. David Street North and Strathallan Drive, council will be considering approving the application at a meeting in Centre Wellington on Monday.
Following consultation, the changes would lead to the building containing commercial use on the ground floor and apartment residences on floors two through five.
A written submission was received on behalf of the St. Joseph Catholic School expressing concern that a six-storey building would cast shadow on the JK/SK play area adjacent to Strathallan Street.
Part of the zoning amendment required is to reduce the minimum required amount of parking spaces down to 111 from 115.
A a full range of land use opportunities are expected, including residential uses of various types and densities.
The applicant has filed an application with the County of Wellington for the approval of a draft plan of condominium for the mixed-use building as well as a consent application to create a separate parcel for the proposed condominium.
The meeting starts at 6 p.m. on Monday evening.
A full report is included in the Monday council agenda.
